June is said to be the month of freshness, joy, happiness, wishes, and desires. The month of June also calls for a new set of market statistics. The stats, generated by Virginia REALTORS Chief Economist Ryan Price and SmartCharts and gathered through data provided by VAR and Bright MLS, give readers a valuable snapshot of what’s hot on the charts, and what’s not in the current housing market.
Starting things off with a bang, there was a grand total of 825 homes were sold across the month of June. This is a minimal decrease of 26.60 percent in comparison to June of 2021. New listings showed a slight 15.47% decrease with 1,093 new listings as opposed to 1,293 in June of 2021. On a lighter note, active listings were shown to be more readily available with 718 listings, a significant 42.46% increase to last year’s 504 active listings. Also increasing at a slightly slower pace is the median sold price of homes, with there being an 11.06%% increase to $522,000 as compared to last years $470,000. Last but certainly not least, the average days on the market saw a noticeable increase from 7 in 2021 to 8.
